Things are starting to pickup and here are my plans


You know things are always changing at everyones favorite Real Estate company and 2025 is off to the same start as every other year.  It's like someone opens the sales faucet one half turn at a time and by spring, it may be all the way open.  But getting there is some of the most relaxing and frustrating time because literally from Thanksgiving on it seems like the people I have always called on are doing everything but taking down land to develop.  It's ok but there is nothing like that feeling when the cold calls start to get answered and the brokers start inquiring again about listings.  So what am I doing this year?

Westfield land is still my passion and over the past couple of years I have been able to assist in hard to find off market sites for development but also team up with both Westfield Washington Schools and The City of Westfield to assemble land for larger projects.  I will continue to do that and be a best resource for developers and tenants looking to find a site to build on in a market that is very very difficult to work.  It is expensive, tough zoning and unmotivated sellers make Westfield a very Niche market that being an expert on has been rewarded several times over.  

Bakers Corner is an area I am working hard on now and it is the same as my SR 32 work 10 years ago.  I am always out ahead of the end users but tee up sites for land developers and prospectors.  Yes it can be slow and risky but in the end it's my favorite product to sell and I don't know what's wrong with me but I really enjoy the land prospecting side.  I will continue to call on every farmer and landowner that is looking to sell and connect them with the best developers around.  It is cat and mouse for sure but when the deal goes vertical it is a nice way to end what was probably a long tedious journey.  

Developer Representation is something I have done well and even though I haven't always worked with a ton of developers I have a few loyal ones that I jive with really well.  Developers are looking to see something first or have a chance to be the one that takes the risk and is rewarded for doing something before anyone else but at the right time.  I really enjoy scouring Hamilton county for sites that may be great for mixed use, residential developments and commercial projects.  You would be surprised how many sites many of them look at before they find the one, but when they do, they typically create something really neat that benefits the community it is in.  

So its business as usual and I am excited to be chasing some really great deals in a really great time to be in business.  To have thought that nearly 20 years ago as I only listed commercial land on sr 32 because I could get to it, would turn into one of the best places to work is a blessing and I look forward to working hard and taking it as far as I can.  Thank you to those that work with me and here's to an awesome 2025.
